Leasing Opportunities:


Dobbin Shoppin’ offers flexible leasing opportunities for retail spaces ranging from 1,140 to 2,840 square feet. These units are designed as SHELL spaces, allowing tenants to customize their interiors to meet their specific needs. We are currently accepting applications until February 2025, with construction scheduled to begin in March 2025 and estimated completion in September'25.



Available Lease Options:

  • Interior Shops: $18 /SF
  • Corner Shops: $21 /SF
  • Drive-Thru Shops: $24 /SF
  • Lease Structure: All leases are based on an NNN (triple net) model, where tenants cover maintenance, insurance, and utilities. NNN fees are estimated to be around $500–$600 per month.



Tenant Improvement (TI) Allowance:

  • Dobbin Shoppin’ provides SHELL spaces, with basic utilities like electricity and water. Tenants are responsible for their own build-out. However, depending on specific build-out plans, a Tenant Improvement (TI) allowance of up to $10 per square foot may be offered, pending agreement on cost and timeline.



Timeline:

  • Application Period: Now until February 2025
  • Construction Start: March 2025
  • Completion Date: Estimated for September 2025



Maintenance and Utilities:

  • Tenant Responsibility: Tenants are responsible for the upkeep, repairs, utilities, and insurance within their leased spaces.
  • Common Area Maintenance (CAM): Handled by Dobbin Shoppin’, with CAM costs included in the NNN fees.



Additional Tenant Responsibilities:

  • Secure general liability and property insurance.
  • Adhere to local regulations and codes, including fire safety, zoning, and health standards.


Rent Payments:

  • Rent payments are based on square footage, with payments due monthly. Timely payment is greatly appreciated to help ensure smooth operations and clear communication regarding any payment inquiries.
